The Bangur Nagar project is a redevelopment, not a fresh land purchase. Puravankara has taken on the rebuilding of three older residential societies across 4.68 acres, a site with roughly 1.05 million sq ft of developable potential and an estimated gross development value of ₹2,600 crore. The company describes it as its eighth redevelopment in Mumbai, which takes its city redevelopment pipeline to a reported ₹17,500 crore in potential value.
The Goregaon West site extends a Mumbai footprint that already includes redevelopment work in Breach Candy, Pali Hill, Lokhandwala, Malabar Hill and Cuffe Parade. For a buyer, the significance is that the developer is working inside an established suburban residential market rather than on the edge of the city.
Puravankara's roots in the city are older than its current redevelopment push. The company was incorporated in Mumbai in 1986 as Puravankara Constructions Private Limited, and its promoter began construction work in the city in 1975. Its Mumbai redevelopment segment began in late 2023, when it secured two housing societies in Andheri West with a potential GDV of about ₹1,500 crore.
The clearest signal of buyer demand for its redevelopment product came at Lokhandwala Circle, Andheri West. Purva Estrella's first phase sold 85 percent of its initial inventory, with sales exceeding ₹800 crore, and its premium 2, 3 and 4 BHK homes are priced between ₹3 crore and ₹7 crore. The group, as of 30 June 2026, had completed 97 projects covering around 59 million sq ft across nine cities, including Mumbai.
Bangur Nagar sits in Goregaon West, in the western suburbs, and its transport links are the main reason it draws steady demand. The Bangur Nagar station on Metro Line 2A is part of the Yellow Line, which opened its Goregaon West stretch in January 2023 along the 18.6 km Dahisar to DN Nagar corridor. Western Express Highway provides road access to the wider city.
The locality's neighbourhoods include Mitha Nagar and Motilal Nagar 2, and the Malad Mindspace office cluster is a practical commute for many professionals who buy here. Market data on price is not uniform. 99acres reported average apartment rates of about ₹35,500 per sq ft as of August 2026, with year-on-year growth of about 2.2 percent, while other locality estimates place Bangur Nagar nearer ₹30,000 to ₹31,500 per sq ft. Goregaon West's registered transaction values also run well below advertised asking rates, which gives buyers some room in negotiation.
