Puravankara has placed its STRR Township on Doddaballapur Main Road, positioning a Bengaluru-headquartered developer with a five-decade record inside one of North Bangalore's fastest-changing industrial towns. The choice is not incidental: Puravankara Limited was incorporated in 1975 by Ravi Puravankara and has built its residential and commercial portfolio from a Bengaluru base outward to Chennai, Kochi, Coimbatore, Pune, Mumbai, Dubai and Colombo. A developer with that geographic spread entering Doddaballapur signals how far the Bengaluru growth corridor has extended beyond its traditional IT-belt boundaries of Whitefield and Sarjapur.
Puravankara STRR Township is described as a mixed project combining plots and compact housing units, developed on Doddaballapur Main Road roughly 10 km from Yelahanka, and planned along the alignment of the new Satellite Town Ring Road. The project is set on a 20-acre parcel, giving it enough scale to plan internal roads, open spaces and phased release of inventory rather than a single standalone block.
This is not Puravankara's only foothold on this stretch. The developer has also planned plotted development on the Doddaballapur–Devanahalli Main Road, on the same proposed STRR alignment, only a few minutes from Kempegowda International Airport. Read together, these show a developer building a cluster of holdings along the same infrastructure spine rather than a single opportunistic launch, which matters to a buyer assessing long-term area management, resale liquidity and the developer's own stake in the corridor's future.
Puravankara operates through three distinct brands that map to different buyer segments. Puravankara itself is positioned for design-led residential and commercial projects; Provident Housing, launched in 2008 as a wholly owned subsidiary, addresses mid-income buyers across nine cities; and Purva Land is the arm dedicated to theme-based plotted developments, combining strategic locations with planned layouts and amenities. A township combining plots and housing on the scale seen at Doddaballapur draws on this plotted-development expertise rather than being a one-off apartment tower.
The group's balance sheet has also been shaped by institutional capital rather than only retail sales. In December 2020, Puravankara secured a $76 million investment from the International Finance Corporation and the IFC Emerging Asia Fund for its affordable housing projects under the Provident brand, and in April 2022 it launched a ₹750 crore fund to invest further in affordable housing. That institutional backing is relevant context for a mixed plots-and-housing township aimed at a broader income band than the developer's flagship luxury apartment projects in central Bengaluru.
Doddaballapur has moved from being a satellite weaving town to a node on a national highway project. It carries a decades-old power-loom and textile tradition, with tens of thousands of looms historically operating in and around the town, alongside a KIADB industrial area that today houses manufacturing, engineering, textile and apparel-park units. That industrial base already generates a resident and commuting workforce independent of Bengaluru's IT economy, giving the town's housing demand a different character from purely IT-driven suburbs closer to the Outer Ring Road.
What has changed the calculus for a developer like Puravankara is the Satellite Town Ring Road. The STRR is a ring road under construction around Bengaluru, running to roughly 280.8 km along NH 948A and NH 648, connecting 18 towns around the city including Doddaballapur and Devanahalli. The 80-km Dabaspet–Hoskote section of NH 648, which forms part of the STRR, was inaugurated on 11 March 2024, and the 37.8-km stretch linking Doddaballapur with Hoskote via Devanahalli opened to traffic with toll collection starting on 17 November of the preceding year. For a township planned directly on this alignment, that means the road infrastructure a buyer is banking on is not speculative — sections of it are already operational and tolled.
Doddaballapur is also administratively significant: it is the headquarters of Bengaluru North district and sits about 40 km from central Bangalore on the Bangalore–Hindupur state highway, with Kempegowda International Airport within a short drive. The town is additionally cited as the site of the proposed 12,000-acre BIAL IT Investment Region between Doddaballapur and Chikballapur taluks, a project envisioned as one of the largest IT investment zones planned in Karnataka, alongside more recent industrial anchors such as a large manufacturing allotment to Foxconn in the area. Whether or not every phase of these projects proceeds on the announced timeline, their presence in official planning documents is what has pulled developers, including Puravankara, toward Doddaballapur ahead of the curve rather than after it.
Buying into the STRR Township means buying into a developer's read of where a Bengaluru growth corridor is headed next, backed by a company with a completed track record across multiple Indian cities rather than a single-city start-up profile. The area's fundamentals — an existing industrial and textile workforce, a highway now partly operational rather than purely proposed, and one of the state's largest planned IT investment zones nearby — are what a Puravankara buyer is underwriting alongside the specific plot or unit they choose. It is a longer-horizon bet on infrastructure delivery in the Doddaballapur–Devanahalli belt, made through a developer that already has more than one active land position on the same stretch of road.
