Puravankara Limited, headquartered in Bengaluru and founded in 1975 by Ravi Puravankara, entered the Kengeri micro-market through its affordable-housing subsidiary, Provident Housing Limited. Provident Housing Limited was launched in 2008 to meet the aspirations of mid-income homeowners, and its presence off Mysore Road at Kengeri Hobli is one of the largest single developments the group runs in South Bengaluru. In an area where most residential supply still comes from mid-sized regional builders, a listed developer with a 50-year operating history and disclosure obligations to shareholders changes the risk calculus for a buyer signing a construction-linked payment plan.
Provident Sunworth City, located off Mysore Road-NICE Junction, is the largest township in South Bengaluru, spanning 60 acres. It is a sprawling integrated township by Provident Housing in Kengeri Hobli, South Bengaluru, with the project spreading over 19 acres of dedicated landscaped land. The green cover encloses roughly 7,000 trees across the township. The development is being delivered in phases; the project officially launched in April 2023, with possession set for March 31, 2028, and a later Phase IV extension carries its own expected possession timeline of March 2028 onwards. Across its phases, the township is planned with 29 towers totaling 672 units in the configuration mix delivered so far, with 2 BHK homes from around 883 sq ft and 3 BHK layouts up to 1,082 sq ft. The project carries Karnataka RERA registration, with one of its phases listed under PRM/KA/RERA/1251/310/PR/190529/002585, and subsequent phases registered separately as the township has expanded. Its unique features include being the largest residential development in the micro market, more than 50 lifestyle amenities, a dedicated BMTC stop within the premises, three clubhouses, a school, and planned commercial and retail space.
The project sits near the Challaghatta metro station, giving residents doorstep convenience without sacrificing connectivity to the rest of Bengaluru. Mysore Road is the principal route connecting Bengaluru's southwest with Mysore, Mandya, and Ramanagara, with Kengeri Satellite Area, Kengeri, Nayandahalli, and Rajarajeshwari Nagar among its most prominent localities. For a workforce-driven buyer profile, the location logic is straightforward: the Global Village tech park is only about 2 kilometres off Mysore Road, and the stretch is also home to companies including Bosch, Toyota, and Samsung India. Raja Rajeshwari Medical College and Hospitals is roughly a kilometre away, addressing the healthcare-access question that typically weighs on township buyers on the city's edge.
Kengeri's transformation has tracked metro milestones rather than speculative hype. Between 2010-2013 and 2014-2017, launch prices in Kengeri recorded a CAGR of 6.0 percent, driven largely by the operationalisation of the Namma Metro Purple Line. Between 2014-2017 and 2018-2022, the market sustained a nominal CAGR of 3.6 percent even as parts of the city saw moderated activity. More recently, momentum has picked up again: south-western Bengaluru, including Kengeri, has recorded property price appreciation of 15 to 21 percent over the past year, driven by the Purple Line completion and the upcoming Peripheral Ring Road. Separately, locality trackers put average residential rates in Kengeri up by around 11 to 15 percent over the past year, with current quoted ranges around ₹5,800 to ₹7,000 per square foot for the broader micro-market. This is the pricing band in which Puravankara's Provident brand operates by design: Provident Housing's mandate is aspirational, first-time and mid-income homeownership, and Kengeri's current price point gives that brand room to sell scale rather than premium per-square-foot rates.
None of this infrastructure is unique to a single project, but it is the backdrop against which Puravankara's decision to commit 60 acres to one township in Kengeri Hobli should be read. A developer of Puravankara's scale, with roughly 20 million square feet of Provident-brand projects across 12.8 million square feet completed and 7.2 million square feet ongoing, does not anchor a township of this size in a locality it expects to stay peripheral.
