Puravankara has built its Kochi identity almost entirely along one stretch of the city: Marine Drive. Since the mid-2010s, the Bengaluru-headquartered developer has placed three successive residential addresses here — Purva Grandbay, Purva Oceana, and now Purva Marina One — making the promenade facing the Arabian Sea the developer's most concentrated body of work in Kerala.
Puravankara Limited is an Indian publicly-held real estate development company established in 1975 by Ravi Puravankara, headquartered in Bengaluru, operating in the residential and commercial sectors with projects across Bengaluru, Chennai, Kochi, Coimbatore, Pune, Mumbai, Dubai and Colombo. As of March 2026, the company had completed 95 projects covering nearly 57 million square feet across nine cities. Kochi has been part of that footprint since the company's early southern expansion, and Marine Drive is where that presence is most visible today.
Marina One on Queen's Way, Marine Drive, Kochi, is a luxurious 3, 3.5 and 4 BHK apartment project by Puravankara jointly developed with Sobha. The venture covers 16.7 acres and features 1,141 apartments across 3, 3.5, and 4 BHK configurations. The residences are spread across towers rising up to 28 floors. Unit sizes span 2,317 to 2,595 sq.ft for the 3 BHK homes and 2,930 to 3,710 sq.ft for the 4 BHK residences.
The project's signature C-shaped design maximizes sea views, with 45+ amenities including a 5-acre urban oasis and a 50m infinity pool. Key amenities include a 1-acre Private Golf Course, a 5-acre Central Urban Park, and Club Marina — one of Kerala's largest clubhouses, spread across 48,000 sq.ft. The project is located next to the sprawling 2.74-hectare Mangalavanam Bird Sanctuary. Construction is phased, with Phase 1 targeted for completion by June 2025, followed by later phases through 2031. The development carries Kerala RERA registration under K-RERA/PRJ/251/2020, 252/2020, 253/2020, ERN/076/2023 and ERN/064/2025.
Marina One did not arrive on an empty street. Marine Drive's flats also include other prestigious Puravankara developments such as Purva Grandbay and Purva Oceana; Purva Grandbay's 3 BHK apartments sold out, reflecting the growing demand for apartments in the area, though it is no longer available. Purva Grandbay was completed in September 2014 with 3 BHK units priced between ₹1.65 crore and ₹2.15 crore, and a fifth-floor swimming pool with a clear view of the sea. Purva Oceana, also in the Marine Drive area, offered 3 BHK apartments from 2,536 sq.ft and is likewise sold out, a further sign of rising demand for Marine Drive flats. Together, the two completed projects gave Puravankara nearly a decade of delivery history on this stretch before Marina One's launch — a factor that matters to buyers weighing a developer's follow-through on a waterfront address.
Marine Drive's pull for a Puravankara buyer rests on scarcity as much as scenery. Marine Drive holds strong investment appeal because waterfront land parcels in central Kochi are limited, giving stronger pricing power especially in the premium segment. That scarcity shows up in the numbers: the average price of properties in Marine Drive stood at around ₹13,450 per sq.ft, up 19.6% in a single year, according to 99acres. Within that broader locality trend, Marina One itself recorded 10.2% year-on-year appreciation, alongside Purva Oceana's 13.3% YoY gain. A separate reading puts the average rate at ₹13,200 per sq.ft, a 56% rise over five years, with a 3% rental yield.
Connectivity reinforces the case. The nearest metro station to Marine Drive is MG Road, on the Kochi Metro Line 1, roughly 1.71 km away. MG Road metro station is closest to the northern part of Marine Drive. For rail, Ernakulam Railway Station is about 3 km from Marine Drive, roughly a 20-minute journey. The Kochi Water Metro, whose terminals sit along the High Court–Marine Drive corridor, adds a further transit option, and the network had served over 5 million passengers as of September 2025. By road, Cochin International Airport lies about 29 km away, with taxi rides typically lasting around 30 minutes.
Retail and everyday convenience sit close to every Puravankara address on this stretch. Lulu Mall, a major shopping destination, is approximately 3 km away, while Bay Pride Mall is just 1 km from Marine Drive. Residents also have access to shopping and recreational hubs such as Penta Menaka, Broadway Market, and the GCDA Shopping Complex. For employment catchments, Kochi Infopark, a significant IT hub, is around 12 km distant. Nearby medical centres include Santhigiri Ayurveda & Siddha Hospital and City Hospital, alongside established schools such as Hidayathul Islam High School and Don Bosco School.
The buyer profile Puravankara is courting on Marine Drive skews toward end-users who value permanence over turnover. The profile of Kochi homebuyers has shifted toward NRIs and local professionals focused on lifestyle-driven homes, with established brands like Puravankara preferred to reduce risk in under-construction projects. That preference lines up with what the locality itself offers: Marine Drive residents rate the locality 4.6/5 for connectivity, with proximity to Mahatma Gandhi Road and SH-15 easing daily commutes. For a developer whose Kochi story has been written project by project along the same waterfront, Purva Marina One is less a new bet than the next chapter of an address it has already spent a decade building.
