Karnataka Government Orders Probe into Infosys–Puravankara Anekal Land Deal; Five Sub-Registrars Suspended
Government Inquiry into Anekal Land Acquisition Registration
Karnataka Revenue Minister Krishna Byre Gowda announced that the Bengaluru Deputy Commissioner has been directed to investigate complaints related to the land sale in Anekal taluk to real estate developer Puravankara. The state government ordered a detailed probe into the transaction amid allegations of misuse of court order-based registration provisions.
Registration Officials Suspended
One official has retired, while four others—N Satish Kumar, Sridhar (First Division Assistant and in-charge sub-registrar), Girish Chandra and R Prabhavathi—were suspended on January 2, 2026, pending departmental inquiries. The suspensions relate to multiple land registrations in Bengaluru, including the 53.5-acre Infosys-owned parcel in Attibele Hobli of Anekal taluk sold to a Puravankara group entity.
Software Vulnerabilities in Registration Process
The Department of Stamps and Registration suspended Sarjapur Sub-Registrar Ravi Sankanagowda for allegedly registering 40 sale deeds linked to the Infosys land parcel by falsely citing court orders. The Kaveri 2.0 software allows exemptions for registrations based on court orders, but this option was allegedly misused to register documents where there were no court orders at all.
Transaction Details
The transaction involved 53.5 acres of land belonging to Infosys, valued at approximately Rs 250 crore. The land possesses a total saleable area of around 6.4 million square feet, along with a potential Gross Development Value (GDV) exceeding ₹4,800 crore.
Infosys Position
Infosys maintained that the transaction was carried out in compliance with all applicable regulations and clarified that the land was not government-allotted. "As part of Infosys' asset divestment programme, a land parcel located in Attibele, Bengaluru, was identified for divestment to optimise asset utilisation. The sale was executed in adherence with Infosys' policies, external approvals, and regulatory requirements," the company said, adding that the land had been purchased at market value and was non-commercial and non-industrial in nature.
Broader Concerns
The deal has also drawn attention over valuation concerns, with allegations that the sale price was below prevailing market rates. The development follows complaints and allegations concerning the sale and valuation of the land, including claims that the parcel may have been acquired under preferential terms and sold below prevailing market rates.
Puravankara's Strategic Expansion
Puravankara, in a stock exchange filing, said the acquisition is in line with the company's strategy of augmenting the land pool in the micromarkets of Bengaluru, where the land is expected to be utilized for the development of large sustainable residential communities. The total acquisitions made by the company this year touch 12.76 million sq ft of developable area with a cumulative GDV of approximately ₹13,900 crores in the cities of Bangalore and Mumbai.
Anekal-Attibele as Growth Corridor
The Anekal-Attibele area has established itself as the primary development corridor in the southern peripheral area of the Bengaluru zone. The micro-market in Anekal, Bengaluru, has been identified as a prime residential growth route because of more affordable pricing, enhanced infrastructure, and proximity to job centers. Nevertheless, land parcels in this region, which are large and accessible, are scarce.
