Puravankara Enters Delhi-NCR Market with ₹5,200 Crore Greater Noida Project
Puravankara Enters Delhi-NCR Market with 13.44-Acre Greater Noida Acquisition
Puravankara Ltd has purchased a 13.44-acre land parcel in Greater Noida for ₹340 crore to develop a housing project, marking its entry into the Delhi-NCR property market. The land has been allotted to Puravankara's wholly-owned subsidiary, Prudential Housing and Infrastructure Development Limited, through an e-auction conducted by DMIC Integrated Industrial Township Greater Noida Limited.
The Greater Noida parcel gives Puravankara its first foothold in Delhi-NCR, with 4.57 million sq. ft. of potential saleable area. At an estimated ₹5,200 crore GDV, the project adds another sizeable development opportunity to its FY27 pipeline. The transaction is the company's largest land transaction in FY27 so far.
Strategic Positioning and Regional Growth
The entry into Delhi-NCR marks a significant step in Puravankara's strategy to expand into high-growth residential markets beyond Southern and Western India, leveraging its strong brand and five-decade legacy of trust, quality and execution. As of June 30, 2026, Puravankara has completed 97 projects totalling approximately 59 million sq ft of area across nine cities: Bengaluru, Chennai, Hyderabad, Coimbatore, Mangaluru, Kochi, Mumbai, Pune, and Goa. This Greater Noida entry marks the developer's tenth city.
Rajat Rastogi, CEO-west & commercial assets, Puravankara, said: "Greater Noida presents a compelling opportunity for Puravankara to establish its presence in NCR at a meaningful scale. The region is seeing strong infrastructure-led growth, expanding economic activity and improving connectivity, creating a favourable environment for long-term residential demand."
Location, Infrastructure, and Connectivity
The plot, located along the Delhi–Mumbai Industrial Corridor (DMIC) stretch in Greater Noida, offers a saleable potential of approximately 4.57 million sq ft. The developer intends to position the project as a premium high-rise residential township, leveraging connectivity via the Yamuna Expressway and proximity to the upcoming Noida International Airport.
The township is intended as an integrated industrial and urban ecosystem and further claimed the project would benefit in connectivity from its proximity to the Yamuna Expressway as well as the development of Noida International Airport at Jewar. Greater Noida has emerged as a focus area for infrastructure investment; Greater Noida real estate investment has rapidly emerged as one of North India's most promising avenues – powered by planned infrastructure, superior networks of highways and expressways, and evolving lifestyle ecosystem.
Expanded FY27 Pipeline
Including this acquisition, the company's FY27 business development across Delhi-NCR, Mumbai and Bengaluru spans approximately 10.74 million sq. ft. of saleable area and an estimated GDV of Rs 14,100 crore. Puravankara continues to pursue a mix of outright acquisitions, joint development agreements and other capital-efficient structures to strengthen its development pipeline.
Following the announcement on September 22, Puravankara's shares rose about 1.5–4% during the day, touching an intraday high of ₹223.70 on the BSE, as investors reacted positively to the company's NCR entry and the size of the GDV pipeline.
