Puravankara Launches Provident Equinox Phase 5 with RERA Registration
Phase 5 Launch and Regulatory Approval
Puravankara has launched Phase 5 of its Provident Equinox residential project in Bengaluru, with the new phase receiving official registration from Karnataka RERA. The announcement was made on January 27, 2026, marking the continuation of the company's phased expansion within the Mysore Road corridor in West Bengaluru.
The Phase 5 launch follows a pattern of steady project sequencing. In 2022–23, the company launched six projects including Provident Equinox across Karnataka and other cities, and Equinox 4 was among projects launched in FY2024–25. This latest phase represents ongoing delivery of mid-segment housing at a scale the developer has maintained across multiple years.
Project Scope and Location
Provident Equinox spans a large township footprint on Mysore Road, one of Bengaluru's key north–south corridors. The development is located near Mysore Road – NICE Junction, and comprises a 60-acre lifestyle township. The project is situated in the prime industrial region with easy connectivity and access to wide roads and the Purple Line Metro.
The wider Mysore Road location offers strategic positioning for both commuters and investors. Mysore Road is slated to become a 6-lane National Highway, with over 9 schools and colleges within a 5 km radius, and metro rail phase 2 to connect Whitefield (East) to Kengeri (West).
Residential Configuration
Provident Equinox presents 2 BHK and 3 BHK apartment units with floor areas of 883 sq. ft. and 1,082 sq. ft. respectively. The project is situated on 59 acres of land and consists of 7 residential structures with G+12 stories, housing 672 apartments.
The unit composition reflects the Provident brand's focus on mid-income segments. Amenities include a fully equipped clubhouse, landscaped gardens, gymnasium, swimming pool, recreation rooms, outdoor sports courts, children's play area, party hall, and 24/7 security.
Developer Background and Portfolio
Founded in 1975, Puravankara Limited is headquartered in Bengaluru and has built its brand over five decades on commitment towards customer delight, responsibility, and trust. The company has launched three prominent brands: Purva, known for luxury and theme-based projects; Provident Housing, catering to affordable housing; and Purva Land, focusing on plotted developments.
Provident Housing Ltd., a wholly owned subsidiary launched in 2008, addresses the needs of mid-income homeowners. Provident has a presence across 9 cities—Bengaluru, Kochi, Mumbai, Goa, Hyderabad, Mangalore, Chennai, Coimbatore, and Pune. As a 100% subsidiary of Puravankara Limited, the company serves 55,000+ residents, with a development footprint of approximately 20 million sq. ft., including 12.8 million sq. ft. completed, 7.2 million sq. ft. ongoing, and 5.2 million sq. ft. in the pipeline.
RERA Compliance and Market Context
RERA registration provides additional credibility to the project, as it ensures compliance with statutory requirements including project timelines, quality standards, and financial transparency, which helps build buyer confidence in the residential market. The Karnataka RERA authority oversees all registered residential projects in the state.
Bengaluru's residential market continues to attract significant developer activity. Puravankara plans to launch 8 million sq. ft. of residential projects in Bengaluru, including high-rise apartments, gated communities, and smaller townships, with prices ranging from ₹70 lakh to ₹2 crore for mid-segment homes and exceeding ₹11 crore for ultra-luxury units.
