Puravankara to Deploy ₹1,500–2,000 Crore in FY27

Bengaluru-based realtor Puravankara Limited plans to deploy about ₹1,500–2,000 crore in 2026–27 (FY27) as it accelerates land acquisitions and project launches, despite geopolitical tensions in West Asia that are keeping developers cautious over inflation in input prices.

Strong Cash Position Funds Growth

Mallanna Sasalu, CEO-South, Puravankara, said the company is not looking to raise stressed or operational capital, noting that internal cash flow remains strong enough to fund expansion and other operational expenses.

FY27 Targets and Market Confidence

For FY27, the company has guided for pre-sales of ₹11,200 crore and plans to sell nearly 10.74 million square feet. The company expects collections and revenue recognition to grow in line with sales momentum as several ongoing projects near completion.

Demand Across Southern India and Mumbai

Puravankara currently sees stable demand across Bengaluru, Chennai and Kochi in the mid-premium residential and commercial segments. The company is stepping up expansion across southern India and Mumbai. The post-pandemic boom seen between 2022 and 2025 has now settled, while demand remains strong, supported by ongoing job creation and healthy office space absorption in Bengaluru.

AI Growth and Office Expansion

Sasalu noted that companies at the forefront of AI are taking up large office spaces, which shows that job generation will only increase. This sector growth is expected to sustain underlying residential demand in key urban centres.

Developer Context and Track Record

Puravankara was established in 1975 by Ravi Puravankara and is headquartered in Bangalore. The company has delivered 86 projects covering 50 million sq ft with another 31 million sq ft under development across over 23,000 homes. The company operates across residential, commercial, plotted land and redevelopment segments, and through its construction subsidiary Starworth Infrastructure and Construction Limited (SICL) provides technology-enabled project execution.

Bengaluru Market Momentum

Bengaluru recorded the highest year-on-year housing price growth among India's top eight cities in the first quarter of 2026, with average residential prices rising 24 per cent, emerging as the "standout performer" due to peak sequential sales growth, supply-sales near parity, and the strongest YoY price appreciation nationally. On a yearly basis, housing sales increased in Bengaluru by 33 per cent.

Macroeconomic Headwinds and Developer Caution

India's significant reliance on West Asia, which accounts for about 55 per cent of crude oil imports and over 90 per cent of LPG supplies, means that a sustained disruption in the region could increase input costs across sectors. The Reserve Bank of India expects growth to remain resilient in FY27 despite geopolitical tensions, while warning that the West Asia crisis could fuel inflationary pressures. The central bank flagged the West Asia crisis as a key risk, warning of downside risks to growth and potential pressure on crude oil prices and inflation.

Recent FY26 Performance

The company reported its highest-ever annual sales of ₹7,407 crore in FY26, a 55% year-over-year increase, and set a sales guidance of ₹11,200 crore for FY27. The Bengaluru pipeline now represents over ₹13,800 crore of GDV.

The investment plan reflects Puravankara's confidence in sustained housing demand even as the broader economy navigates near-term inflation and currency headwinds. The company's emphasis on self-funded growth—rather than external capital raise—positions it to move quickly on land acquisitions in a competitive market.
