Puravankara Secures Goregaon West Redevelopment Rights Across 4.68 Acres

Puravankara adds Bangur Nagar redevelopment to Mumbai portfolio

Puravankara Limited announced on 17 September 2026 that it had secured redevelopment rights for three residential societies in Bangur Nagar, Goregaon West, Mumbai. The site covers 4.68 acres, with approximately 1.05 million sq ft of developable potential.

The company estimates the project’s gross development value (GDV) at ₹2,600 crore. The opportunity is an addition to Puravankara’s Mumbai redevelopment pipeline and is currently described as development potential. Its Q2 FY27 operational update, issued on 13 October 2026, reiterated the project’s scale as a business-development addition.

The details

The redevelopment concerns three existing residential societies in Bangur Nagar. The planned development is listed as Puravankara Goregaon West Mumbai on this microsite. Puravankara’s announcement identifies the land area, development potential and estimated GDV as the principal project figures.

  • Location: Bangur Nagar, Goregaon West, Mumbai
  • Land area: 4.68 acres across three residential societies
  • Approximate developable potential: 1.05 million sq ft
  • Estimated GDV: ₹2,600 crore
  • Current status: Upcoming

The ₹2,600 crore estimate refers to the project’s overall development value, not a buyer-facing price. The announcement frames the site as a residential redevelopment opportunity. Puravankara’s operational update continued to describe it as development potential rather than a launched project.

The location

Bangur Nagar places the proposed redevelopment within Goregaon West, a Mumbai suburb with an established residential setting. The project’s announced location and the scale of the site provide the context for the redevelopment; Puravankara has identified the three societies as the landholding involved in the opportunity.

The developer

Founded in 1975 and headquartered in Bengaluru, Puravankara reported 97 completed projects totalling approximately 59 million sq ft across nine cities as of 30 June 2026. At that date, it also reported an approximately 40 million sq ft land bank and around 35.14 million sq ft of ongoing projects.

The company described the Goregaon West addition as its eighth Mumbai redevelopment project. Its Mumbai redevelopment footprint includes locations such as Breach Candy, Pali Hill, Lokhandwala, Malabar Hill and Cuffe Parade. With the Bangur Nagar addition, Puravankara put the potential GDV of its Mumbai redevelopment portfolio at approximately ₹17,500 crore.

What comes next

The next milestone disclosed by Puravankara was its Q2 FY27 operational update on 13 October 2026, which reiterated the project figures. The opportunity remains at the development-potential stage in that update. The announcement does not set out a launch milestone or construction timetable.
