The firm's Mumbai pipeline is now valued at ₹10,500 crore, with key luxury projects in Malabar Hill and Pali Hill driving this valuation. With the Malabar Hill acquisition, Puravankara's redevelopment portfolio in Mumbai stands at 4.25 million square feet, with a potential GDV of Rs 10,500 crores. Over the last two years, Puravankara has steadily built a strong redevelopment pipeline with projects in Breach Candy, Pali Hill, and Lokhandwala.
Pali Hill and Malabar Hill: Premium South Mumbai Addresses
The average price of properties in Pali Hill is approximately ₹61,000–₹94,000 per square foot as of June 2025, with some projects achieving even higher valuations owing to their limited availability and prime positioning. Property rates in Malabar Hill average ₹95,700 per square foot, with the market showing a steady upward trend in valuation over recent quarters, supported by high-value transactions in premium residential projects.

This expansion is part of a massive rollout strategy where Puravankara aims to launch 12–13 million square feet of new housing in 2026. In March 2026, the company announced plans to unveil 30 projects over the next 24 months, primarily across South India and Mumbai. The planned pipeline comprises nearly 51.14 million square feet of developable area, with an estimated Gross Development Value (GDV) of over Rs 55,000 crores.
