Puravankara Limited, the Bengaluru-headquartered developer listed on the NSE and BSE, reported pre-sales of Rs 2,136 crore for the quarter ended 30 September 2026. That is up 62% from Rs 1,322 crore in the same quarter a year earlier and ahead of the Rs 1,439 crore booked in the first quarter of FY27. The company released the figures on 13 October 2026 through an exchange filing.

Sales, land and project launches

Cumulative handovers for the first half of FY27 reached 1,722 homes, covering 1.92 million square feet. Puravankara completed 0.41 million square feet in the quarter at One Park Avenue in Mumbai, comprising Avenue 1 and Avenue 6 of the Panorama towers. Completions for the half-year totalled 2.13 million square feet.

On the land side, the company added a potential developable area of 6.51 million square feet in the quarter, with an estimated gross development value of Rs 8,900 crore. For the first half, total pipeline additions reached 10.74 million square feet with a gross development value of Rs 14,100 crore. Puravankara also completed the sale of its commercial asset, Purva Zentech, on 30 September 2026. The transaction values the asset at an enterprise value of Rs 625.94 crore, executed through the transfer of its entire shareholding in Purva Ruby Properties Private Limited. Of the total consideration, Rs 145 crore will come from the sale of the SPV's shares, with the balance settled through agreed balance sheet adjustments.

Three projects were launched during the quarter with a combined developable area of 1.00 million square feet:

  • Westend, Bengaluru: 0.26 million square feet
  • Equinox 6, Bengaluru: 0.66 million square feet
  • Miami, Mumbai: 0.08 million square feet

Miami by Purva in Mumbai received RERA registration effective 18 June 2026, under registration number PR1170002600857, for a site at C S No. 6 and 7/697. Including a 0.13 million square foot phase launch at Emerald Bay, Tower B12, in Pune during the first quarter, the company launched 1.13 million square feet in the first half of FY27.

The location

Bengaluru remains the centre of the company's activity. The quarter's land additions included a 14.57-acre parcel at Mandur with a gross development value of Rs 2,300 crore and development potential of 1.80 million square feet. Puravankara also entered a joint development arrangement for an 11.23-acre parcel in Doddagubbi, North Bengaluru, with a potential gross development value above Rs 1,100 crore and a developable area of 0.74 million square feet.

The Purva Zentech asset sits on Kanakapura Road and is a mixed-use commercial development with about 9.6 lakh square feet of leasable and saleable area. Outside the south, the company secured a large land parcel in Greater Noida in the Delhi-NCR region, with a gross development value of approximately Rs 5,200 crore, and redevelopment rights in Mumbai. Market commentary has noted that the Greater Noida entry extends the company's revenue base beyond its South Indian core.

The developer

Puravankara was founded in 1975 and operates through three brands. Purva focuses on luxury and theme-based projects, Provident Housing on affordable homes, and Purva Land on plotted developments. As of 30 June 2026, the company had completed 97 projects totalling about 59 million square feet across nine cities, including Bengaluru, Chennai, Hyderabad, Coimbatore, Mangaluru, Kochi, Mumbai, Pune and Goa.

FY26 sales reached Rs 7,407 crore, beating the company's sales guidance of Rs 6,000 crore by 23%. The fourth quarter of FY26 alone recorded Rs 3,547 crore, the highest quarterly sales in the company's history and up 190% from the corresponding quarter a year earlier. The company has also outlined plans for 30 new projects across South India and Mumbai, with a combined gross development value exceeding Rs 55,000 crore over the next 24 months.

What comes next

Managing Director Ashish Puravankara said the focus is on scaling the business while maintaining discipline in pricing, capital deployment and execution. The company said the immediate priority is to convert its development potential into launches, sales and cash flows, and to stay selective about where it deploys capital.

On financing, Puravankara allotted 250 non-convertible debentures worth Rs 25 crore on 9 October 2026, completing a Rs 300 crore issue. Provident Housing, a co-subsidiary, had launched Phase 6 of the Equinox project on 21 September 2026, and the company's pre-sales momentum will be tracked in the coming quarters as these launches and land additions move toward sales.
