PURAVANKARA SARJAPUR JDA HOUSING PROJECT — New Project Coming Up in Sarjapur, Bangalore
Puravankara Enters Sarjapur with Joint Development Agreement
Puravankara Limited has entered into a joint development agreement (JDA) for a 6.4-acre land parcel in Sarjapur, Bengaluru, with an estimated Gross Development Value (GDV) of Rs 1,000 crore. The project has a saleable area of approximately 0.8 msft and will be developed as a residential community catering to the growing demand in this emerging corridor.
Location and Connectivity
Strategically located in Kaggalipura Village, Sarjapura Hobli, the site is well-positioned for growth, with excellent connectivity via Sarjapur Road and the Outer Ring Road. It also enjoys good connectivity to the Electronic City technology corridor and other key employment hubs.
Sarjapur Bangalore is a fast-growing residential corridor in Southeast Bangalore connecting Marathalli, Electronic City, and Whitefield via Sarjapur Road. The area has attracted significant residential activity in recent years, with a large number of gated apartment communities, tech parks, and improving social infrastructure, with schools and hospitals of repute located along the road.
Market Context
The corridor has emerged as a preferred destination for IT professionals and homebuyers seeking quality housing, supported by the limited availability of organised residential projects from reputed developers. Sarjapur remains an attractive residential micro-market due to robust end-user demand, improving infrastructure and connectivity, and limited availability of branded housing projects.
Developer Background
Founded in 1975 by Ravi Puravankara and listed on BSE/NSE, Puravankara is a publicly accountable developer with a five-decade track record. As of December 2024, the group has delivered a cumulative saleable area of over 51.5 million sq ft across nine Indian cities.
This latest addition further strengthens Puravankara's development pipeline in the city, bringing the company's total potential GDV from acquisitions and JDAs in Q1FY27 to Rs 5,200 crore.
Development Model
The asset-light JDA model enables efficient capital deployment while expanding its presence across high-growth markets. This approach allows the developer to expand its portfolio while optimizing cash deployment across multiple corridors.
