Puravankara secures 12.76-acre Sathanur land in North Bengaluru through JDA
Puravankara Limited has signed a joint development agreement for a 12.76-acre land parcel in Sathanur, North Bengaluru, with an estimated gross development value of Rs 2,500 crore. The announcement was made on Monday, 12 October 2026, through the company's exchange filing. The company's shares rose almost 2% on the day following the news.
The parcel is earmarked for residential development and is expected to yield about 1.90 million sq ft of saleable area. Under the JDA structure, the company secures development rights through a partner arrangement rather than an outright purchase of the land, which allows it to add scale to its Bengaluru pipeline without committing the full land cost upfront.

The Sathanur parcel is one of the larger residential land additions the company has announced in the Bengaluru market this fiscal year. The key figures from the filing are set out below.
- Location: Sathanur, North Bengaluru
- Land area: 12.76 acres
- Estimated gross development value: Rs 2,500 crore

Mallanna Sasalu, CEO-South, said the 12.76-acre parcel offers an opportunity to develop a sizeable residential project with approximately 1.90 million sq ft of saleable area. He pointed to healthy end-user demand in Bengaluru and said the company's priorities for the project are product quality, timely approvals and efficient execution.
Setting in North Bengaluru
Sathanur lies in North Bengaluru, on the northern edge of the city, where a number of residential and township projects have been coming up along the outer ring of the metropolitan area. The village is well connected by road through Bagalur Main Road, along with Bellahalli Main Road, Bellary Road, New Airport Road and Budigere Main Road. These routes give access to the northern corridor and to Kempegowda International Airport.
The area does not currently have a metro station, and the nearest suburban rail access is through Yelahanka Junction. For residents and workers, the road network remains the main link to the city's core business and employment zones.
