Puravankara Signs Joint Development Agreement for ₹1,000 Crore Sarjapur Project
Puravankara Limited has entered into a joint development agreement for a 6.4-acre land parcel located in Kaggalipura Village, Sarjapura Hobli, on the outskirts of Bengaluru. The project has a saleable area of approximately 0.8 msft and will be developed as a residential community catering to the growing demand in this emerging corridor. The estimated Gross Development Value (GDV) is Rs 1,000 crore.
Capital-Efficient Growth Model
The JDA structure is capital-efficient by design; Puravankara avoids a large upfront land acquisition cost and instead shares development economics with the landowner. This preserves balance sheet liquidity while allowing the company to scale its project pipeline meaningfully. This latest addition further strengthens Puravankara's development pipeline in the city, bringing the company's total potential GDV from acquisitions and JDAs in Q1FY27 to Rs 5,200 crore.
Notably, in Q1FY27 alone, Puravankara announced four land transactions in quick succession, underlining the companys strong business development momentum and the ability to consistently add high-potential projects to its portfolio. Together, these deals span approximately 41.93 acres, with a cumulative development potential of around 4.23 msft and a total estimated GDV of Rs 5,200 crore.
Location and Connectivity
Strategically located in Kaggalipura Village, Sarjapura Hobli, the site is well-positioned for growth, with excellent connectivity via Sarjapur Road and the Outer Ring Road. It also enjoys good connectivity to the Electronic City technology corridor and other key employment hubs.
The company said Sarjapur remains an attractive residential micro-market due to robust end-user demand, improving infrastructure and connectivity, and limited availability of branded housing projects. The area has emerged as a preferred residential destination for IT professionals, underpinned by limited organised supply from branded developers.
Broader Market Context
Sarjapur has experienced rapid residential growth in recent years. ANAROCK Research reports that residential prices here surged nearly 79% between 2021 and 2024, making it one of Bengaluru's fastest-appreciating micro-markets. This growth is driven by strong IT employment, improving road networks, and robust social infrastructure including schools, healthcare facilities, and retail hubs.
JLL identified North Bengaluru, Sarjapur Road and Whitefield as key growth corridors, with developers increasingly focusing on upscale housing and integrated mixed-use developments in these micro-markets. Bengaluru's residential market is expected to remain resilient in 2026, supported by premium housing demand, infrastructure upgrades and continued employment growth, with residential property prices projected to rise by 10–12 percent in 2026.
