Purva Arbor Pre-Launch Plans 9-Acre Plotted Development in Nellukunte
Puravankara’s Purva Arbor is being presented as a Pre-Launch residential plotted development in Nellukunte, North Bengaluru. Project marketing describes a layout of about 9 acres with approximately 100 plots, located off Yelahanka–Doddaballapur Road (NH 648). The project is also referred to as Purva Codename Arbor.
The development is planned around plots rather than apartment buildings, with marketed sizes ranging from 1,000 to 2,500 sq ft. The project’s registration status is described as Applied. Purva Arbor is listed on this site as PURAVANKARA PURVA ARBOR.
The details
Marketing material describes residential plots with a broad size range and gives 20 × 50 ft and 50 × 50 ft configurations, the latter measuring 2,500 sq ft. A separate set of listings gives 30 × 40, 30 × 50, 30 × 60 and 40 × 60 ft options, spanning 1,200 to 2,400 sq ft. These configurations differ across listings, so buyers will want to refer to the developer’s project particulars when considering a specific plot.
- Project format: residential plotted development
- Reported land area: 9 acres
- Approximate plot count: 100
- Marketed plot size range: 1,000–2,500 sq ft

One marketing page advertises prices from ₹75 lakh, while other project-information pages use “price on request.” Circulating rates are best read alongside a dated developer cost sheet. Some third-party listings describe expression-of-interest or booking activity from September 2025, while other project pages characterise the development as pre-launch; those listings also claim an October 2025 launch. The project remains described as Pre-Launch.
Promoted shared facilities include a clubhouse and multipurpose hall, landscaped gardens and sit-out areas, a community park, central green space and amphitheatre. The amenity list also includes walking and jogging paths, a cycling track, outdoor gym, multipurpose sports court, children’s play area, senior-citizen seating, water features and tree-lined avenues. Marketing material describes internal roads, plot demarcation, drainage and stormwater lines, planned water connections, underground power distribution, a boundary wall, gated entry and security surveillance. As a plotted development, it is intended to let owners plan and build individual homes on their plots.
The location
Nellukunte is off NH 648, the Yelahanka–Doddaballapur Road. Project-information pages place Hebbal Outer Ring Road around 15 km away and Yelahanka Junction railway station approximately 8–10 km away. NH 44 and Bellary Road are accessible via Yelahanka.
Nearby destinations listed in project information include National Public School and Ryan International School in Yelahanka, each around 8–10 km away, and Canadian International School at approximately 10–12 km. Omega Multispeciality Hospital is listed at around 8–10 km, while Navachethana Hospital is approximately 5–6 km away. Aster CMI Hospital and Baptist Hospital in Hebbal are each placed at around 15 km. Employment destinations include Philips Innovation Campus, approximately 8–10 km away, Manyata Tech Park at around 14–16 km and Kirloskar Business Park at approximately 15 km.
Project marketing also refers to the planned Peripheral Ring Road and Satellite Town Ring Road, a proposed Namma Metro Phase 2B extension towards Yelahanka, and a proposed suburban rail corridor linking Bengaluru City, Yelahanka and Devanahalli. These are broader infrastructure references rather than confirmed project-specific connections or opening schedules.
The developer
Puravankara Limited’s FY 2024–25 annual report says the company was established in 1986. As of 31 March 2025, it reported 90 delivered projects and more than 52.74 million sq ft of completed developable area. The company reported 36.8 million sq ft under active development and a total development pipeline of 78.06 million sq ft, including land under clearance. Its stated city presence includes Bengaluru, Chennai, Hyderabad, Kochi, Mumbai, Pune and Mysore. Bengaluru projects in its portfolio include Purva Palm Beach, Purva Atmosphere, Purva Zenium, Purva Venezia and Purva Bluebelle.
What comes next
Puravankara’s FY 2024–25 investor presentation lists a Purva Land project at “Nellakunte,” Bengaluru, with 0.21 million sq ft of saleable area and Q2 FY26 as its expected launch quarter; the presentation does not identify it as Purva Arbor. Separately, a 9 May 2025 company announcement concerned a joint venture for a 24.59-acre North Bengaluru land parcel, without establishing a connection to this project.
Project marketing has claimed completion by the end of 2028. That date, along with the reported September 2025 EOI activity and October 2025 launch claims, sits alongside the project’s Pre-Launch status. The next useful milestones for buyers are a dated developer price list, a confirmed project schedule and further formal project details.
