Starworth Infrastructure Wins ₹133.34 Crore Contract for Embassy Eden Civil Works

Puravankara's wholly owned subsidiary Starworth Infrastructure & Construction Limited (SICL) has received a Letter of Intent from Sion Eden Developers for execution of civil and structural works for the Embassy Eden project in Bengaluru. The total contract value stands at ₹133.34 crore.

The contract is an item rate contract and will be executed over a period of 34 months from the date of handing over of the site to the contractor. The company clarified that neither the promoter group nor group companies have any interest in the awarding entity and that the contract does not fall under related party transactions.

About the Embassy Eden Project

Embassy Eden is an exclusive upcoming residential villa project by Embassy Group, located on Chapparkallu Road, just minutes away from Kempegowda International Airport, North Bangalore, sprawled across 31.30 acres of prime land. With a total saleable area of 0.7 million sq. ft., this villa community promises a harmonious blend of sophisticated architecture, green landscapes, and world-class lifestyle amenities.

The project will have 92 villas, designed as a low-density residential community. The location has become a hub for IT parks, business districts, and international schools, with quick connectivity to the airport and upcoming metro lines, making daily commutes easier while keeping residents away from city congestion.

Starworth Infrastructure's Expanding Order Book

Starworth Infrastructure and Construction Limited (SICL) is a wholly-owned subsidiary focused on technology-enabled construction solutions, established in 2008 as an independent general contracting firm to serve external contracts and back-end services for the Puravankara group. Beyond its role supporting Puravankara's own developments, SICL has diversified into third-party EPC contracts across South India.

The Embassy Eden award marks another significant addition to SICL's residential construction pipeline in Bengaluru. Recent contract wins include civil works for Nature's Nest (₹144.45 crore), the Westin Hotel project in Whitefield (₹57.80 crore), and the Luxon commercial project in Doddanekundi (₹83.5 crore), reflecting sustained execution capability in mixed-use developments across the region.

Puravankara's Track Record in South India

Founded in 1975, Puravankara Limited is one of India's most admired and trusted developers. The company has made its mark in key Indian cities, including Bengaluru, Chennai, Kochi, Coimbatore, Pune, and Mumbai. With multiple subsidiaries and operating brands—including Provident Housing with over 50,000 satisfied residents across 9 cities—the company's development track record includes 12.8 million square feet completed and 7.2 million square feet of ongoing projects.

In FY26, Puravankara reported a 131% year-on-year rise in consolidated profit after tax to ₹58 crore on record annual sales of ₹7,407 crore, with FY27 management targets for pre-sales of ₹11,200 crore—48% from sustenance and 52% from new launches—and ₹750 crore debt reduction.

Strategic Significance

The contract reflects SICL's strengthened positioning in Bengaluru's residential construction sector at a time when the city's real estate market continues to expand northward. North Bangalore, particularly the Devanahalli and Airport corridor, is backed by major infrastructure development and employment zones like KIADB Tech Park, Aerospace SEZ, and IT corridors, positioned for significant price appreciation.
