Puravankara Limited is a publicly listed real estate developer founded in 1975 by Ravi Puravankara. Over five decades the company has grown from a regional developer to a pan-India player delivering residential and commercial projects across major metros and key cities. For most of that history, its South Mumbai footprint was conspicuously absent — until September 2024, when the company announced a move that signals a deliberate repositioning at the top of the market.
Puravankara has acquired the redevelopment rights of Miami Apartments at Breach Candy. Spread over about 2,000 square metres of land, this marks the developer's entry into the uber-luxury South Mumbai market, where rates are estimated in the range of ₹1,25,000 and ₹1,40,000 per square foot. For a developer that has spent five decades building credibility in Bengaluru, Chennai, Hyderabad, and Pune, Breach Candy is not an incremental step — it is a categorical shift.
The venture is a redevelopment project of the prestigious society Miami Apartments at Breach Candy. Spread over 2,000 square metres of prime land, this development will replace the iconic Miami Apartments, a former residential property in Breach Candy. The signature project offers 3 BHK and 4 BHK ultra-premium luxury apartments.
The premium homes are designed as per Vaastu norms and feature expansive living areas with big windows that seamlessly blend indoor and outdoor living ambience and offer breathtaking vistas of the Arabian Sea. The high ceilings and open layouts enhance the sense of grandeur. Approvals have already been received for the Breach Candy project, placing it firmly in Puravankara's active Mumbai pipeline rather than a speculative horizon.
Breach Candy is not an isolated bet. It is one node in a rapidly expanding Mumbai redevelopment portfolio. Puravankara has acquired four marquee projects in Mumbai — including redevelopment projects in Lokhandwala, Pali Hill, Breach Candy, and Thane — with a combined Gross Development Value of over ₹9,500 crore.
Puravankara's redevelopment portfolio in Mumbai now stands at 4.25 million square feet with a potential GDV of ₹10,500 crore. The pace of assembly has been swift: Puravankara expanded its reach in the Lokhandwala suburb of Andheri, where it secured redevelopment rights for two societies on around three acres of land in November 2023. That western suburbs platform was tested publicly when Puravankara launched Purva Estrella at Lokhandwala Circle, Andheri West, with Phase 1 achieving exceptional traction — 85% of its initial inventory absorbed, generating sales exceeding ₹800 crore.
The Lokhandwala result matters for a Breach Candy buyer: it demonstrates that the company's Mumbai execution thesis has already been validated by the market before the South Mumbai product reaches launch. Over the past two years, Puravankara has built a strong redevelopment pipeline in Mumbai, with projects in prime locations such as Breach Candy, Pali Hill, and Lokhandwala.
Breach Candy sits within the South Mumbai cluster that consistently anchors the city's residential price ceiling. South Mumbai — covering Malabar Hill, Breach Candy, and Colaba — remains synonymous with heritage and opulence, with sprawling sea-facing apartments, luxury residences, and areas rich with cultural landmarks, top schools, and clubs.
The area boasts some of the highest real estate prices in the country, making it a prized destination for ultra-high-net-worth individuals. The redevelopment of the Breach Candy Apartments places Puravankara in the heart of this prestigious market, with estimated real estate rates in the range of ₹1,25,000 to ₹1,40,000 per square foot. Even within this elevated band, the prevailing secondary market offers context: average property rates per square foot in Breach Candy currently stand around ₹67,150, with flat rates having changed by 7% in the last one year. New ultra-luxury redevelopment product from a national developer commands a significant premium above that secondary-market average, reflecting both specification uplift and fresh RERA-registered inventory.
The timing of Puravankara's Breach Candy entry coincides with the single most significant road infrastructure upgrade in South Mumbai in a generation. The Mumbai Coastal Road — running from Marine Drive to the Bandra-Worli Sea Link, a 10.58 km stretch with an 8-lane undersea tunnel — has already cut travel times from South Mumbai to Bandra from 60 minutes to under 20 minutes. The project significantly boosts real estate values along the western corridor — particularly in Worli, Haji Ali, Breach Candy, and Bandra — by making South Mumbai more accessible while decongesting surface roads.
Legacy surface connectivity remains solid independently of the coastal road. The area is well-connected through major roads such as Peddar Road, Bhulabhai Desai Road, and Nepean Sea Road, offering seamless access to both South and Central Mumbai. The Grand Road and Mumbai Central Railway stations are nearby, making train travel accessible for residents. Metro Line 3 (Aqua Line), now operational from Colaba to SEEPZ, adds a further layer of fast-transit access to BKC and the airport corridor.
Breach Candy's residential appeal has long rested on its proximity to institutions that South Mumbai residents consider non-negotiable. Mumbai real estate demand is heavily influenced by proximity to top-tier social infrastructure, and Breach Candy sits alongside Lilavati, Kokilaben Ambani, and Bombay Hospital as healthcare anchors that boost premium zone valuations. The Breach Candy Hospital itself — one of the oldest and most respected private hospitals in India — is located within the neighbourhood. There are 33 educational institutes near Breach Candy, spanning schools affiliated with international curricula and established Mumbai institutions.
Breach Candy is renowned for its scenic views of the Arabian Sea, proximity to major landmarks, and elite residential and commercial infrastructure. This upscale neighbourhood is home to some of Mumbai's most prominent personalities, making it an iconic address. The Breach Candy Club — a members-only institution established in 1876 — sits adjacent to the project site, anchoring the social character of the neighbourhood in a way that no new development can replicate.
Housing society redevelopments carry a different set of buyer concerns from greenfield launches. Existing residents are displaced during construction; flat buyers are acquiring inventory in a building that does not yet exist. Developer credibility — specifically the ability to complete, deliver, and hand over on schedule — is the primary underwriting factor.
Puravankara has completed 92 projects totalling approximately 54 million square feet across nine cities in India, with a land bank of about 30 million square feet and ongoing projects adding up to 35.75 million square feet. In 2019, the company introduced the WorldHome Collection targeting ultra-luxury residential projects in Bengaluru, Chennai, and Mumbai — the brand architecture under which Breach Candy is expected to sit. In December 2020, Puravankara obtained a $76 million investment from the International Finance Corporation (IFC) and IFC Emerging Asia Fund for its affordable housing projects, demonstrating institutional-grade governance that extends across its brand portfolio.
Ashish Puravankara, MD of Puravankara Limited, described the entry into South Mumbai as "a significant milestone" for the group. The framing is consistent with a company that has spent five decades building toward this particular address rather than arriving opportunistically.
