Purva Northern Lights received Phase 1 RERA approval on 12 March 2026 and broke ground on 15 April 2026, marking one of North Bangalore's most significant residential launches this year. The project comprises 2,973 apartments across 8 towers on 24.55 acres inside the KIADB Aerospace & Hardware SEZ at Bagalur, positioned where the Aerospace & Defence employment corridor meets the upcoming Blue Line Metro at Doddajala station.

Location and Connectivity

The project is ideally located in KIADB Aerospace Park and Hardware Park on Bagalur Road, North Bangalore. The site sits just 10 minutes from the upcoming Doddajala Metro Station and 15 minutes (8 km) from Kempegowda International Airport. The park hosts global leaders like Boeing, Airbus, and Wipro, bringing thousands of jobs to the area.

Infrastructure projects under development will further enhance accessibility. Railways approved an ₹4,100 crore suburban rail line with an 8.5 km track connecting the city to the airport, including a confirmed station right at KIADB Aerospace Park. The Satellite Town Ring Road (STRR) is finished, making it easy to drive to other parts of the state without getting stuck in local traffic.

Project Scope and Units

The project offers 2973 premium Vaastu-compliant apartments in Bangalore over 8 iconic towers, with each tower having B + G + 29/30 floors. Phase 1 covers about 9.5 acres and includes 3 residential towers with 1225 premium apartments.

This gated community in Devanahalli offers ultra-luxury high-rise apartments in 1, 2, 3, & 4 BHK layouts. Prices start from ₹1.3 crore and go up to ₹2.64 crore.

Amenities and Design

At the centre of the township sits a 1 lakh sq ft mega clubhouse with 80+ lifestyle amenities including an Olympic-size swimming pool, gymnasium, co-working spaces, indoor sports courts, a mini theatre, and a 76,000 sq ft retail boulevard.

The Phase 1 master plan spans over 9.5 acres of land with more than 80% open space, with 6.5 acres allocated to open spaces and only 3 acres to construction.

Regulatory Status and Timeline

Purva Northern Lights RERA No Is PR/120326/008523. All 3 phases of the township are officially registered with Karnataka RERA. All necessary clearances from KIADB, BDA, and BBMP have been processed.

Phase 1 RERA completion date is 31 December 2029, with possession expected by 15 January 2030.
